As a first-time homebuyer, I was very overwhelmed when deciding if I wanted to buy or build. Despite initial concerns stemming from online reviews, I am so grateful to have chosen to build my forever home at Fox Field.
Our experience has exceeded all expectations. We are so fortunate to have worked with their senior sales representative Stefani. From the very beginning of the process, she made everything so seamless.
During our initial meeting, Stefani took the time to thoroughly go through pricing and upgrade options. She was very transparent ensuring that we had a thorough understanding of all upgrades and costs, eliminating any unwelcome surprises along the way. Her expertise made the process of selecting every detail for our home so enjoyable. She is very knowledgable and knew the answer to any question I had in seconds.
As I changed my mind on upgrades and requested adjustments several times, she was extremely quick to respond with any of my needs.
I never thought the process of building a new home would be this simple and well planned. We are immensely grateful for Stefani's guidance!

We signed up for the VIP list several months ago…after signing the list we received an e-mail from Ryan homes that they would like to talk to us via video call. We had our first conversation (video call) with Stepani Potter on January 28th, 2024. At that time, we were thinking about a Ranch house offered by Ryan Homes called “Aviano”, but we were not 100% sure. We worked with Stepani and visited her a few times in the next 3 weeks (at the Columbia model home) to finally decide what we wanted to purchase. Stepani was prompt, getting us the answers to all our questions on time working with her management team (Joseph T. Colasurdo) I call him “Mr. Joe” 😊 (very friendly and knowledgeable person). After talking to Stepani and Joe and getting answers to all our questions we felt comfortable with our decision, and we ended up signing the purchase agreement (buying) less than 3 weeks from our initial video call meeting! We are very excited with our decision to purchase Ryan home! Stepani, “Mr. Joe” and Nadia were all very friendly and easy to work with! I would recommend if you are in the market for a new home with great value please see them today before all the lots are gone at “Fox Field”! Happy house hunting!!!

This is my first time buying a home. And the whole process was made simple! Marlon was my realtor and Brian was the project manager for the building of the home. He was responsive and professional. And helped me along the way. Even after we signed there were small adjustments and he took the time and fixed them right away. I would highly recommend going with Ryan’s homes. Especially here in troutman! They are building a new community that will be just as beautiful! If you’re interested in a home and a new build please go with Ryan homes.

Marlon and Brian were both great to work with! They were responsive, professional and were sure to get us answers to questions that we had.
However with that being said, there are still things that need to be fixed throughout the home that were supposed to be addressed prior to us moving into our home. Anytime we put in a warranty request it seems to be downplayed. The trugreen service was oversold and we have yet to see a representative in our community. Our street is very dark at night and needs some type of lighting. They need to install street lights to ensure the safety of the community. The street is still filled with nails leftover from construction and needs to be cleaned.
Again, it was great working with Marlon and Brian directly. They helped make buying our first home a wonderful experience. We will update the review when we have our one year check up.

The price for the location cannot be beat. Troutman isn't much now - but it's bound to grow as people look for affordability. Quality of the home is TBD - but we have high hopes.

Every step of the home building process, from first consult to final walk through was executed with care and exceeded our expectations. We were very pleased that the project timeline stayed on schedule and closed on the forecasted date. This took away a lot of stress that often comes with selling a home and moving into a new one. The project team was very responsive to our requests and took special responsibility of ensuring everything was built the right way, the first time. Ryan homes is efficient and effective with producing quick, quality homes and this is a product of their team's ability to manage the schedule of each trade on site. We choose Lake Manor because it is in a prime location, with great schools and quiet. We look forward to building friendships with neighbors soon!

We just signed a contract a few weeks ago and our sales rep Jill was amazing throughout the process. She is so sweet and patient and really made this experience so enjoyable for us. This is our first time building a new home and everyone with Ryan Homes has made this an easy process. Our Sales Rep, Mark, lead us through the initial process and helped us with our selections for the perfect home for our family! Our Project Manager, Ross, has been excellent throughout the entire construction process. Communication has been great - we are always kept up to date on the progress of our home's construction and if we had any questions or concerns, they were addressed promptly and with the utmost professionalism. The Lake Manor development is going to be a great place to raise our family in the years to come!

The experience has been phenomenal! From the very beginning working with Mark throughout the sales process to the build process with Ross, everything has been amazing. As with any build, there have been minor issues that come about, but Ross has been amazing and addressed them before we can even bring them up. Allison, Greg, Vinny, Tim, Ethan, and the rest of the team made the build process smooth and easy. Questions were clearly answered. The underwriting process had a few bumps (my job is part private, part government and this caused some confusion ), but those issues were resolved without causing any delays regarding closing/move in etc.
We had a minor issue regarding internet wiring, but the team was exceptionally responsive.
If you’re in the market, consider SB ranch homes and welcome to the neighborhood.

I purchased a new ranch at Southbrook. Allison Grant (the agent), Tim Kuntz (project manager) Ethan Joseph (project supervisor) were all excellent, to say the least. Knowledgeable, helpful, and responsive. The construction team sends weekly emails, with photos, detailing the stage of construction of the house, what's been done, what's coming next, etc. I had walked through the house several times during construction and had questions or things that I had noticed, when mentioned to the construction team, I got a quick response, answering or letting me know about a fix. Allison in particular was knowledgeable about not only the real estate aspects, but also construction details, financing, etc. Highly recommended, and an excellent experience all around.

I made 2 trips to meet with a salesperson, Allison Grant, (she sells the Ranch homes for Ryan) and I can genuinely say she used no pressure and assured me her purpose as a Real Estate Agent was to help. Most of the reviews you may see here are based on individual experiences on building a home with Ryan homes. Our story is a bit different. We started initial work to build a home at Cranberry creek. From the beginning, we had the luxury of working with a staff that was professional, friendly and committed to their job. We made a down payment and finalized the home design. Our loan was about to get approved. However, all of a sudden we had to abandon the house building plan due to unprecedented financial hardships that we had to face. Apart from giving up the house, we were so worried that we would lose our down payment as well. We owe a big thank for Jenna Luketic (our Ryan homes agent) for stepping up to help us and working hard with the upper management for getting our down payment money back to us. It was never expected, and an enormous help and we have no words to thank Jenna and all the staff at Ryan homes Cranberry creek. Even after spending hours and hours of their time for interviews and paperwork, they earned nothing from us. Our experience reflects the kind heart of Jenna and rest of the staff at Ryan homes. Therefore, we highly recommend building your dream home with Ryan homes.

My husband and I had been looking for a home for almost a year. We traveled to Troutman to look at a different neighborhood and was very disappointed in the lack of interest from the sales rep.
We stopped in at Weathers Creek and honestly was expecting the same lackluster response and/or floor plans that we didn’t like. To our surprise we ran into Tim who was a breath of fresh air. He was easy to talk to, professional and he eased our concerns about the loan process (due to us working with a mortgage company prior that S**CKED) and the floor plan fit the needs of our family. We started our home buying process the very next day.
We have had the best experience with Tim (Sales Rep), Jon (Construction Manager) and their preferred lender and we are looking forward to moving into our new home.
