Everything is fine except one concern. I am out of state buyer. During the first meeting I deposit the money and they show me some lots to choose from. We selected the lot and sign the purchase agreement. We had a virtual meeting next week. That meeting I came to know that the building as per our requirements can not be built. So they wants to change the lot. They offer me some lots to choose from. Some of the lot have extra payment required but no additional cost to us. So this is nice. But we are still worried what new changes may come in future. Hope there will be no more changes so we can move to our new home without any difficulty.

After meeting with several builders, we signed with Ryan Homes recently. We decided to meet with them after the great experience my parents had building in Hidden Village in Perry (where my uncle is also currently building as well). From the moment we walked into our appointment at Eaton Crossing, we felt comfortable and at home with Casey’s guidance and patience. We had many questions and she was wonderful at answering all of them and then some. We are excited to begin the building process with Ryan Homes!

If he didn’t know the answer to my question, he was very quick to find the answer and get back to me in a timely manner. I really appreciated all of his help and he continues to be an excellent contact regarding my home. All in all, my experience with Sam and Josh was very positive. We love our new house! The people we collaborated with along the way have been the highlight of the entire process. Our house is still under construction phase. It was Chris Carter who referred this Edinburg community to us . He is a great guy with customer centric attitude . We were hesitant on using Ryan once hearing stories from others but we can honestly say the building process was great. Brandon, the project manager, is phenomenal. We were building from out of state and he kept us up to date on everything, addressed any concerns as soon as they came up, and was extremely professional throughout the entire process. We’ve been in our home for a few months now and Corey, the warranty manager is equally great. There were a couple of minor items we had addressed post move in and he took care of them right away. These homes are built very well and exceeded my expectations. My home was finished in time as well. This community has a star team working here. I seriously would not hesitate to build. So I am in the process of purchasing my forever home and I must say the experience so far had been amazing. This is the 2nd home we've built, but the experience here supercede my expectations. It's an amazing experience getting to customize our home, speak with all the key players who is making it possible, getting the approval early on in the process and not have to worry about it down the line. After 10:00 p.m. on June 27 2023, Judy gently assisted me in designing my future house while we spoke on the phone. Judy went above and above to make sure I was getting the most for my money and the house of my dreams when we were discussing options. The best thing about working with Judy was that she was constantly more interested in responding to our inquiries and offering us wise counsel. Every time we called or texted her, she responded. We would advocate for her to everybody.

We had an amazing experience throughout our first and second visits. Kari and Nick are very professional, knowledgeable, and easy to communicate. They are not pushy. I had written an earlier review that seems like it’s been deleted. But I wanted to write this to echo my previous review and note that we’ve had a wonderful experience with Ryan Homes, and we’d highly recommend them (in particular given the alternative like Stanley William in the area). We started looking for a house in April after getting notice that our rent was going way up. We didn’t know at the time that Ryan Homes were appointment only for tours. But I give them major credit because Kumar took us in right open arms and found time to tour us around the units. I give him major kudos because I to think that —aside from the sale on their end— he seemed genuinely interested in helping us find a home that met our needs. He also introduced us to finance options we never would’ve known existed for first time homebuyers in Maryland, which were absolutely critical for us in settling on a home. Once we realized we wanted a home, I have nothing bad to say about anything in the home buying process. When we signed into our home, we met Michelle, who wasn’t part of our sales process but introduced herself when we were signing the documents on our home and made us feel welcome. As first time homebuyers, the folks at Ryan homes really made us feel like the process was special; and we were very excited to be a part of it. After we signed the documents on our home, we met our project manager Addie, who went above and beyond in every regard possible. Addie answered every question we could’ve thought of during our final walk through of our home. Ahead of closing, she was also phenomenal in terms of answering questions and helping us prepared for our move (which we were particularly grateful for given a delay in our move-in to the house). She’s also gone above and beyond in the weeks since then, answering questions about our home and maintenance when we’ve reached out in a timely manner with great detail. The one final note I’d leave for first time homebuyers is to plan for extra time ahead of the move. We were told at the start we’d be able to meet a June 11th settlement date (which we needed to meet given the end of our lease date) but didn’t settle on the home until a full 10 days later. Do I fault Ryan homes directly for this? No, as the house was fully completed by this date and could’ve been moved into by then. I do caution though that we worked with the prefer lender (NVR), and it’s still not clear to us why our settlement was delayed so much or why we couldn’t have settled sooner when our final loan approval came in a full week before we finally settled. In any case, consider planning for extra time if you’re a first time homebuyer or someone who’s working on a tight deadline, especially if you’re using NVR as your lender.

The project manager Mike Brewrink was excellent throughout the entire process. He went above and beyond to ensure that all of our concerns were addressed in a timely manner. Mike was extremely thorough and exceeded expectations. We could not have asked for a better PM. 5 stars!!!

From start to finish, the process was absolutely smooth and transparent. Travis Francis (my loan officer) was hands down the best loan officer anyone could have, and I genuinely mean that. He kept the process simple and straight to the point. The one thing that stood out with Travis is that he didn't treat me as just another number, customer, or someone off the street. He treated me the same way he would want to be treated, and I truly appreciated that the most. Also, he took the time to explain things and made them clear and straightforward for me to understand. Joe Howser is another awesome guy Ryan Homes needs to give a raise to. As often I called Joe during the process, he probably knows my number by heart, haha; as often as Joe went out of his way to either stay late or come in early, both on and off the clock, speaks on his character. Joe is extremely patient and doesn't mind going over things twice, or in my case, several times, haha, but that is something I admire about him. I still bother Joe when I see him walking outside and he answers questions. Thank you Joe and Travis!!!

Just wanted to share my experience with our PM Khalil and Joe our sales person. Both have been extremely professional and helpful. Khalil is an amazing PM and always ready to explain and help. NVR mortgage is another story. Very unprofessional, never replied our phone calls and not open and honest. Surprises at the closing table. Not at all happy with NVR. Wish i had gone with another lender. Thankyou Joe and Khalil.

Being a first time home buyer. Jamilah and Kelly made the home buying process easy. I appreciate the fact that they let me know what is expected next. Buying a home causes me a lot of anxiety. But Jamilah and Kelly are available to answer my questions and calm my fears. We are doing all of this from out of state. But I feel confident with them helping along with the process. We have thoroughly enjoyed our experience with Ryan Homes at Belcrest Hills! As first time homebuyers, the process can be intimidating and overwhelming. The sales team was super accommodating, transparent and informative. Of course we were skeptical of some of the things they were saying at first (we are conscientious consumers after all), but everything they said came to fruition (i.e.: if they say "get in now, limited time promotion" believe them). The process then transitioned seamlessly to the project manager who has been extremely helpful in navigating our new home (warranties, maintenance, etc.) and then another seamless transition to the warranty team. Every team has gone above and beyond. They even had a new homebuyers social where we got to meet some of our new neighbors and to say we are excited about the neighborhood is an understatement. Everyone is so nice and welcoming- great energy. Also, you can't beat the location, everything is a walkable and convenient. We are so grateful!

We’re excited to be part of the new Wellington Farms community a few months from now when our home (Hudson model) is complete. Since we started working with Darci and now Joe Oberle (since Darci is on maternity leave), we’ve had excellent service each step of the way. They’ve been accommodating with every request we’ve had, and tried to find alternative solutions to any where they didn’t have flexibility. I get weekly text updates and photos from the project manager as my home has been under construction. We looked at virtually every single family home in Howard County under $1M and just couldn’t find what we were looking for until we found Wellington Farms Single Family. The costs can creep up quickly when building a new construction home, but in this case I feel like we’re getting what we paid for. I believe a few years from now once the community is built out, it will be a desirable neighborhood for years to come. John our Project Mgr., has been excellent with updating us on what’s next, sending pictures, asking if we have any questions. So far, everything has been on schedule for the dates he’s given us. It’s October 10th and everything is going well, no negatives to report. John Petrus has been awesome sending the progress photos and we’ve driven to the community a few times and loved how the home is coming along. They’ve sold a lot of lots since August and new homes are going up each week. Jamilah H, responds to any questions that we have. Everything is good at this time. I’ll update at closing. It’s November 9th and we closed on our new home today. I have nothing negative to say at all, things went according to plan. The walkthrough had a few minor issues that have all been addressed. I’m hoping that we don’t have any major issues after moving in. Overall, this was a great experience. John, I can’t say enough about your professionalism during this home building experience, thank you! David & Maria A!

Mark, our salesperson, was and is so kind and understanding! He’s very thorough about all the details we need to know! He even answered my call when he was on vacation! Cassie, our loan officer, is just as great! She helped us make a plan for our loan. She gave us options that would help keep money in our pocket, or lower our monthly mortgage payment! We are very happy with everything so far! We can wait to break ground on our new home!!

We met Richard and he was so accommodating and understanding of us being handicap and limited. He answered all questions. Outstanding service and the models are beautiful. It's just not ADA compatible.

I recently purchased a home at Amber Ridge. I love the staff! Janice, Chris and Ronnie were very informative and professional. This is my first home, so I had MANY MANY questions and they each took time to answer every one. The team was timely with responses and making accommodations for me. I feel comfortable and trust them. Buying a home is a major investment and you are in good hands with this builder and team. I contracted an outside inspector and he was highly impressed, noting that it was a well built home. I love my home and can not wait to move in! I would highly recommend Amber Ridge!

We couldn't have asked for a better team to build our home. Janice Clagett (Sales Rep), Chris Overend and Ronnie Orie, the Project Manager and Production Supervisor keep us 100% in the loop, answered our million questions, and has guided us through the entire process. Every 2 weeks we would receive updates on the build with pictures. Extremely fast communication too from Janice (even on her days off) which has made everything stress free! We are eagerly waiting to move in!

My husband and I recently purchased the Strauss Attic home from Ryan Homes. We worked very closely with Eric Hiepler from the Sales Team and Andrew Todd was our Project Manager. They were both very accommodating and anytime we had a issue they were quick to respond and rectify the situation in a timely manner. Andrew Todd kept us informed with updates and pictures starting with our foundation and all the way to the finished product.

Excellent customer service and finished product!!!! Awesome experience!! My first experience with a new build and I was a bit nervous. However, the whole process from A-Z was seamless! I had an outstanding Project/Construction Manager, Andrew Todd "Drew", who really kept me at ease! Consistent communication, updates and available always to address questions or concerns. Never had a moment where I felt uneasy about the process or the final product. I received weekly updates, without asking, which really helped me understand where I was each step of the way. Andrew was professional, courteous and I absolutely love the finished product! Highly recommend!

We are new to the home building process but so far everything has been very smooth! Jeremy is amazing and answers all of our questions. He usually responds within minutes but if he doesn't have the answer right away, he will find a way to answer within a day or two. Overall, they have been very accommodating and we are looking forward to building our home with them!

We love our new home! We worked with Eric Scott (the Project Manager) and he was fantastic! We had our home built quicker than anticipated and Eric was very communicative during the entire build and even once we moved in. He made sure everything was perfect and to standard and we couldn't have imagined a better experience when building our first home. Amber was also wonderful to work with when purchasing our home, she made the whole process personal and smooth. The neighborhood is beautiful - however the HOA is extremely unresponsive. We have been unable to get in touch regarding a variety of issues. Other than that, it was a pleasure working with Ryan Homes.

My husband and I rented in this neighborhood for 2 years before deciding to buy our first home here. We are pleased with the customer service that we received from the Ryan Homes and NVRM (lender) team. We especially enjoyed working with Eric Scott (PM for Ryan Homes) and Lauren Socks (loan officer for NVRM). Both individuals were personable, kept us up-to-date during the entire process and were always patient and informative anytime we asked questions. Our questions/concerns were also always answered in a timely manner. We liked receiving periodic photos of the house as it was being built, and the pre-drywall and pre-settlement walkthroughs. Eric was easy to coordinate with when it came time to schedule our private pre-drywall and final inspection. We liked how organized and efficient Lauren was. Her attention to detail and willingness to provide multiple loan estimates was much appreciated! I’d like to note that we have already had to submit a service ticket to the Ryan Homes warranty team for a minor issue. I was pleasantly surprised when a rep returned my call that very same day (Friday) and had the issue remedied the following week. It’s still too early to speak to the quality of the build, but based on the rental that we lived in for 2 years, we are hopeful that we will not encounter anything major. If we do, we will reach out to the warranty team! Our home is beautiful and we are super excited to settle in.

Very nice floor model of the Carolina Place floor plan. Ryan staff was knowledgeable and not pushy. We were interested in a different area but liked this layout, so we made the drive. Was worth it to see it in person.
