WOW! The entire team at Fleetwood has been a joy to work with! From signing the contract with the sales team all the way to closing, the process has been extremely fun and interactive! The in-house loan officer made the approval process quick and easy and our project manager Alex explained the entire build process to us, and answered all of our questions in a timely manner. He would even send us weekly pictures while the home was being built! I can not recommend the team at Fleetwood enough!

We love living here! Single family homes with single floor living. Ryan Homes builds quality homes. Houses well spaced, and there is lots of open spaces throughout the community. Neighbors are very friendly. Country living with all types of stores, restaurants and services a 7 min drive away. This is my first experience with Ryan Homes and I’m happy I decided on them. Lori, the site representative is great. Nice woman and very helpful. Happy to call her a friend.
The offerings which most builders won’t offer are offered at Ryan. Appliances, granite, decent windows and overall decent workmanship are all evident.
The neighborhood is nice. Convenient to things and is going to grow rapidly as this area is primed for significant growth. I never imagined myself living out from the urban core, but to look out my window to the mountain foothills and fresh air reminds me that I made the right choice.
I feel these townhomes offer exceptional value and nice amenities. Good to know you can buy new and at a fair price in today’s market. I’m grateful to be here. Thank you Lori. Thank you Ryan Homes.

This is my first Ryan Homes purchase; but they were HIGHLY recommended, and I see why…the overall construction of my new townhome, their attention to detail, their standard features, and amenities package (which are considered upgrades by other builders); makes them a “stand-out“ amongst other builders…as far as customer service, Lori (the selling agent at Old Gilliam Townhomes)is the best, bar none!

Ramsey was excellent in his presentation to going the extra mile making sure I was involved in the process of my home being built! He actually offered to help me a senior citizen to unload a container with my household items, that is going the extra, why buying from Ryan was such a great experience. John Mc Mullen the construction supervisor was as great, in always answering my concerns in the construction process and making sure that the building was on time and every Week sending me updates. He said people come here looking for 200k townhomes.. They can afford well over the 400k that the houses were actually going for. So they bought a Ryan TH in another location…. I had the pleasure of working with Ramsey Wellman. From our initial conversation over the phone, to our first meeting I felt very confident and comfortable. This says a lot considering I am moving from Florida back to Ohio and felt at first, that building a new home would be impossible. Well, thanks to Ramsey that feeling never happened. He made it so easy to pick out what I wanted and explain absolutely everything so that I was comfortable. He even offered incentives that I had no idea were available. I felt at ease from picking out my interior, exterior and lot that I would build on. He kept me informed every step the way. Although I am now working with my construction manager John, and loan specialist Cassie, who by the way are amazing as well, I still reach out to Ramsey with questions about little things like internet carriers in the area and a handyman to do additional work once take possession of my new home. He is prompt to take my calls and answer any questions that I have no matter what they are. Ryan homes owes me nothing! They have been nothing but great to my family. Noel, Jeremy, and Justin are amazing! Chris stepped in one day when Noel was off and was super pleasant. This team makes sure every job is completed to perfection.
Being across the county it was hard to visualize and make certain selections for the home. Noel helped me design this house to a T and I have no regrets! I almost gave up hope with ever owning a home. Not only did Noel get my head back in the game, but he gave me advice that will live with me forever. My initial lender couldn’t make the deal happen and Noel found another way instantly.
While the home was being built Jeremy and Justin sent pictures with weekly updates. After closing Justin calls to make sure that everything is going well. I needed help with an appliance and he contacted a Jeremy ASAP! Within minutes Jeremy solved the problem. Jeremy is super dependable and very knowledgeable in his field. These guys really love their profession and it shows. I will definitely be referring all my friends and family to Ryan homes.

We recently made settlement on our new carriage home in the James Run Community. We, my husband and I, had a truly positive experience along the whole process. We were greeted very warmly by Kate Sherwood when we first reached out to make an appointment to see the samples. Once we went inside, I was hooked! Kate could not have been more transparent and communicative. She answered all our questions in a very timely manner and always kept us in the loop. Josh Greenwell was the homes' project manager and, just like Kate, kept us in the loop with updates and photos throughout the building process. He, too, always took the time to answer our many questions with complete and accurate information. And, both Kate and Josh are really nice people! The home is beautiful and we are looking forward to making many new friends in this lovely neighborhood.

When we began looking for our new home, we had no idea where we would end up purchasing due to the market.
After discovering James Run and meeting Ryan sales Rep, Katherine (Kathy) Rossi, we knew we had found our home.
Kathy is personable, knowledgeable and very hands on with the entire building process. Kathy walked us through all of our options when designing the home details, timeline overview and periodically checked in with us whenever there were any changes or updates.
In addition to working with Kathy, we had the dream team including: Garrett Weinhold, Ryan Homes Project Manager and Dominic Fratantuono, NVR Sr. Loan Officer. They also remained in constant communication with us, our timeline and dates changed a bit due to production but we were kept in the loop and prioritized from a customer service standpoint. Garrett provided weekly updates, walkthroughs and updated anything that we had concerns about. Dominic and his team worked around the clock to ensure they had our application processed and ready to go for our projected closing date.
Overall, the home buying process can be a lot. But with these professionals working with us it made everything easier. We are thankful to have had the opportunity to work with such amazing people and are happily settled into our home.

Nothing in this world would have stopped me from doing this review today. I made an appointment with Tina Lovelace a week in advance got a vm 10 mins later and a confirmed appointment… for today I spent 2 dedicated hours with her and she went over everything I needed to know to get me approved threw ryan homes. I have never had such a great experience learning about the expectations of homeownership we were able to set up a direct game plan for what I needed to do to complete my goal towards owning a home we went over my income vs my debit and my assets combined with my credit in detail. I was so impressed with her patience for all my questions, professionalism with my background credentials and valuable knowledge thats she has developed over the past 15+ years of experience I will definitely be purchasing with ryan homes when the timing is perfect!!!

From day 1, it was a pleasure to work with Kate, our real estate agent. She was very professional and always available to answer any questions or point us in the right direction from the day we signed the contract until we went to settlement. We have moved in, but she has let us know that she is available if we should have any concerns or questions. We would also like to also thank Greg, our construction supervisor, who we would sometimes encounter from day 1 of digging, to our final walk through at the the end. We love the home, as well as the layout. The bedroom on the first floor is a Godsend!

After my wife and I looking semi-seriously for a home for nearly a year, Marc at Ryan Homes was able to find us a home that met nearly every criteria we had. He was very knowledgeable about every aspect of what they offered, pricing, availability of adjustments, and timeline expectations. He has gone above and beyond to ensure that we were able to get what we needed out of a home, and has made the initial purchasing process as pain free and confidence inspiring as possible. We closed on our Corsica home in January 2023; however, this review is strictly on our sales experience. Michael Pope was our sales representative and was a pleasure to work with. My family and I began our search for our perfect home in the Winter of 2021. Mike kept us abreast of the builder’s plans and frequent updates on our preferred lot way before our preferred lot was released for sale.
From the time we signed the purchase agreement to 2-weeks post move-in date, Mike kept up with us. He did not make us feel as if we were just another young couple “just browsing” or a number to be a part of his monthly quota… he made us feel like family, important, and heard. He was our advocate when it came to certain things we wanted in our home and worked hard to get us our preferred lot. We didn’t buy a Ryan Home because of its reputation. We ended up with a Ryan Home because of Mike. Thank you, Mike, for the outstanding customer service. While Ryan Homes gained another customer, we gained a friend in Mike. And that, is invaluable.

Hi potential home buyer / builder / neighbor. I have a callout at the end of this review. That said, here we go:
My family and I moved into our new house about 5 months ago, this is our home, my sometimes office, and the place where we are building a life together. This neighborhood is exactly the place where we want to raise our 5 year old twins. The schools are amazing, the neighborhood is quiet, the neighbors have been friendly, and there have been kids everywhere. With the Loveland bike trail a stones throw away and Kings Island just a bit farther I feel like there will always be something to do that my kids will not be raised with their head in electronics every day. While Morrow may seem far from civilization, all the normal amenities are really not that far away - and feel like they are going to come closer and closer over the next 5-10 years.
But this review is primarily about our experience building with Ryan Homes. We had been to a few builders as well as MANY homes for sale in our home search of Cincinnati with our Real Estate Agent and we were picky. Looking at home sites daily, reviewing new build options - picky picky picky. We had one of the finest real estate agents in the city helping us and we enjoyed his opinions and strong eye for detail as we looked at older homes and new builds alike. All that to say - we had set ourselves a pretty impossible standard to meet.
Then we walked through a Ryan Home at Classicway and we were all strangely silent as we walked though. Normally ,we would have been pointing out problems. Bridget Dreher was accommodating, opinionated, proud, and enthusiastic about her building teams. After what we had seen, she had the right to be but it slightly threw us both off. However, everything lined up and we committed to a new house. Then I was surprised that the endless amounts of decisions would instead be about 10 - Ryan Homes has put together a great set of options for possible flooring/counter/cabinet setups, facade/brick/siding options, and a roughly 2.5 page list of optional adds to the home.
We would have to wait until our home was next to be build, but once we made it to the front of the line - that is when the fun started.
When we met our Project Manager questions, thoughts, and opinions came out of us. Greg Fuller took all those questions, opinions, our sarcastic humor and was able to give us an answer to everything (even if most of them were 'no') and helped us to understand that he was indeed the best person to build our new home. He actually set himself such a high standard I never thought he would be able to meet it. But after all our weekly calls, walkthroughs, requests, discussion about supply side changes to meet deadlines - he met and exceeded both my wife and my own expectations. The best compliment I can relate is that we brought our Real Estate agent to our final walkthrough (and he brings his own tape to mark up the house) and I did not see him have to reach for it once. Greg either had already pre-marked a number of places for touch ups or was 100% on board with each and every update that we or our agent found.
I would say that Bridget sold us a great house but Greg built us the home that we want to stay in for the next 20 years.
I am not going to say that everything was perfect day 1. We found the one lemon of a water heater that snuck into their stock - but they came out to fix it quickly and ended up replacing it entirely. Ryan Homes in the past 5 months has held up to everything being exactly as we expected it to be (I know that is not a shared experience with all Ryan Homes purchasers, as my sister did not have the same experience 5 years ago). But for our family - they made this our home.
Now for the callout - I was asked by Ryan Homes to write this review. They asked for my honest opinion and I gave that - but they also knew I had a fantastic experience working with them. So our experience may be in the top 5% of experiences, but I think as long as you have a similar team to us - your experience will not be far off of ours.

He wasn't pushy and was warm throughout the process. Once we finally made the decision to build our home, the Ryan Team was phenomenal. Travis Francis and Yaakov Hamer guided us through the financial side and were always available to answer questions. Our project manager, Chris Brown, was stellar. He provided us weekly updates with pictures, answered all of our questions, quickly resolved any issues, and gave us a thorough walk through of our new home. We are not yet in our new home but will be soon! Our experience so far with Bridget and Greg has been top notch from the day we first reached out about the available lot. Bridget has always made herself available when we needed her for questions and she accommodated us with virtual meetings since we were out of state. She took our multitude of questions, indecisiveness and back and forth with so much patience. The project team, specifically the project manager Greg, is amazing. Greg is the most trustworthy and kind person I’ve worked with. He committed to sending us weekly updates and has kept his word. He’s always very thorough and clear in his communication. I trust that he is going to deliver a quality home. I’m so impressed by his level of detail and high standards. Plus, they’re ahead of our original schedule which is a very exciting surprise! We previously built a Ryan home in a different region of the country and were not thrilled with the communication and follow up. OveraLl the experience was subpar. If you’ve had other experiences that were not great with Ryan homes or other builders, I highly recommend giving this group a chance because they will change your mind. This team has exceeded my expectations in every way.
I’m addition, the neighborhood is gorgeous and has so many amenities that we are thrilled about. We’re building the Lehigh model and are excited about the flexibility of the space - I fell in love with the floor plan right away! We hope to be in this home for a very long time!

First and foremost, we were very pleased with the location once we realized it was just off Richie Highway, where there is tons of things to do and very convenient. The community is tucked in its own area, which we loved. The homes looked beautiful and the model homes were great. We met with Houston who was a ton of help! Most new construction communities will have you walk the models by themselves, which is totally fine, but we appreciated that Houston was there to answer any and all questions we had as we walked through the model homes. He waited at least four hours until our realtor was able to come by and see for herself and ask any questions we weren’t sure to ask. So five stars for Houston and five stars for Cedar Hills!!

Hello, we recently purchased a Carriage home in the James Run Community. Kate Sherwood was our sales representative and she went above and beyond. Throughout the process whenever we had questions or wanted to add on to our build she responded immediately and submitted change orders.
She was very personable, every time we stopped by to see progress on our home she made it a point to say hello and check in to see if we needed anything.
Our Project Manager Garret was also a big asset to our build. Garret responded immediately to any questions or concerns we had on our build. Whenever minor issues did happen (which they will because it’s a project and you should expect that to happen) he immediately responded with the timeline of when it would be fixed.
If I could do it all over again, I’d choose Ryan homes, Kate and Garret to assist us.

I just closed on my new Ryan home at Two Rivers earlier today. Both my sales rep, Lanie Merrick, and my PM, Rob Cockey, were fantastic.
I had been talking to Lanie for well over a year prior to my decision to buy a new home there. My friend moved there so I knew I liked the development and the Ryan home designs and open floor plans. I met with her a few times during my search for a house. Although it took me a while to make my decision Lanie was very professional, patient, and courteous with me the entire time. I had a lot of questions and she answered them all for me in a timely manner.
From the time I signed the contract to settlement was just a few days over 6 months. Rob did a great job talking with me about the build timeline, the milestones along the way and kept good communication. He sent me updates each week, and addressed specific things I pointed out or asked about. Any issue I brought up he fixed and was flexible with my schedule and whenever I wanted to check out the house. He is very professional, good at what he does, courteous, and easy to work with as well.
My experience was great and this is a great neighborhood. I’d recommend it here and if you are lucky enough to get Lanie and Rob you’re in good hands.

Essential the week of settlement our out of network loan company was messing up HARD CORE. We should have gone with Travis and the NVR loan company but our loan company offered us a better interest rate. Anyways! Lanie and Annika from the NVR title company were great sources of knowledge and wonderful advocates for my family and I. They really came through for us. She explained very well the process of our home building, did not pressure us at all, and was upfront about all of the options. Greg was our project manager, and was incredible! I've been looking for a home in Locust Point for awhile and was very excited to hear of this new development. Nathan from Ryan Homes has been my main point of contact since day 1. He has made the homebuying process a less stressful one and has been very responsive to any questions or concerns I have had. If he didn't readily know the answer, he made sure to find out from someone who did. Even when there was a little hiccup in the paperwork, he was very assuring things would be resolved and kept me informed and updated. We recently signed the contract on our new home at Two Rivers with Ryan Homes! Michael Pope has been helping us thru the process and has been very responsive and very helpful. There are a lot of things to consider when doing a new construction and having someone like Michael has made the process less stressful. We still have some time to go as our home will finish construction in May, so I will be sure to post any updates (good or bad) as the construction comes to a close.
While we don't live in Two Rivers right now, the community feels great and is in a very good location. We couldn't be happier with our decision and are excited to be part of this community!

Purchasing our dream home from Ryan Homes was seamless. We had our first interaction with Lanie who was very professional, pleasant, attentive and knowledgeable. She assisted us with designing the perfect fit for our home. Whenever we had any questions or concerns, she would respond in a timely manner.
During the construction phase, we were fortunate to have Houston as our project manager. Houston was very meticulous and detail oriented. He explained the entire process and kept us up to date with weekly progress and photos.

We're first-time homebuyers purchasing our first home through Ryan Homes at Banner Row. Our Sales Representative (Nathan Silva) has been super responsive and transparent since we first started communicating. Nathan was quick to answer (or find the answer) to questions we had, which made us feel more confident in purchasing our home when it came time to do so. The homebuying process can sometimes be quite complicated and confusing. We really appreciated how straight-forward the process was with Ryan Homes at Banner Row. Since we ended up purchasing a model home, both Nathan and the Joseph Oberle (Property Manager) have been great in helping us securely access our home to take measurements of our spaces prior to move-in. Joe is very knowledgable about what goes into these homes and is a tremendous resource. I appreciate how proactive he has been in making sure we understand our new home and you can tell he genuinely cares about making sure homebuyers feel confident in their homes. We ended up selecting NVR mortgage for our property. Garrett Walther's customer service has been excellent (e.g., patiently explaining things, finding workable solutions, super responsive) and the reason we chose NVR. While it's always great to have things run perfectly and smoothly, there's always things that come up (that's just reality). Our experience, so far, with the team at Banner Row has made us feel at ease knowing if and when anything comes up that they will resolve it. We're looking forward to moving into our home and being part of the community.

First the construction and meticulous attention to detail was incredible. Tony CLEARLY takes pride in his work and does an impressive job. I gasped when I walked in the first time it was so beautiful. Second, after I moved in and felt with a truly terrible moving experience Tony and crew bent over backwards to help me out and overall make this feel like home. Their compassion and commitment to excellence is apparent.

Marc Solda is my sale representative. I stepped into his office, I was feeling a bit uneasy. He engage me in a pre-conversation to make me feel comfortable. I'm use to have my wife with me doing this kind of stuff. Well it worked. Marc has a lot of patient, no pressure, very explicit and professional. It was a conflict in the base price of the home that was interested in purchasing, Marc worked diligently to resolved that mishap.

As I began the process with Ryan Homes, my first encounter was with Collin Carr. He was absolutely a joy to work with. Collin was professional and truthful about everything during the process. He respectfully informed me of what to expect and of the possible ups and downs during this pandemic. I appreciated this because he did not throw unrealistic sales pitches that you so easily can get! Once the house was selected I had the great pleasure of having John Eckenrode And Tyler Paradyze as my Project manager and P.M.Assistant respectively. The level of professionalism and respect were absolutely amazing. There was no question to minor to ask of them. During the process, they made sure that they were in touch via email weekly with pictures and updates! Amazingly on point. And that touch was sooo appreciated since I was out of state. When I can to check on things, I was welcomed with open arms and given what ever attention I needed. John gave you time during the walk through to make sure you understood all that was discussed, from the importance of grass watering to calling for assistance in repairs. His attention to details was great.

A few years ago, my opinion of Ryan Homes was a 2 out of 5! Now, I have recommended two friends to Ryan, and they have both purchased and are very happy!
As for the design team…. I’d be glad to speak to you about homes for 55+communities. There could be better considerations and options that would boost sales and make it better for seniors.

Buying a new home was one of our dreams. We had the opportunity to work with Kim on this dream and she made the experience so pleasant. Always very professional, attentive, and helped us throughout the process every step of the way. We were able to design the house the way we wanted and this process was AMAZING!!
Once the construction started, we got the chance to work with Patrick and he was also AMAZING!! I have to admit that I’ve never imagine the level of engagement and all the weekly progress reports (consistently I should mention). Got to say that this experience has been great… well above and beyond our expectation. It was so cool to be part of every phase of the construction.
We just moved about a week ago and loving our new home. House looks great and no major delays on original delivery date which was great!

We had been casually house hunting for several months. We visited Two Rivers three times and LOVED it. The location, the all-age community, the club house & amenities and the variety of home packages was very appealing. During our third visit, our experience with Kim Ewing and Ryan Homes is what "sold" us on making our purchase. We are purchasing a Hudson 3-car garage model, and the home gives us all the living spaces we need for our family of three, as well as the extra space should any of our aging parents need to come live with us.
